UPM will collect rent from tenants on your behalf and maintain precise bookkeeping. Tenants’ deposits will be securely held in an escrow account, with deductions made only for necessary items. Furthermore, we guarantee the return of the deposit to the tenant within 30 days after moving out to avoid any potential triple penalties. We ensure that tenants pay rent on time and levy appropriate late fees for overdue payments. In cases where a tenant refuses to pay rent or violates the lease agreement, we initiate the eviction process.

2.Property Maintenance and Repairs: 

When tenants have maintenance requests, UPM responds promptly within 24 hours on business days. We contact professionals to assess repair responsibilities and cost allocation, and we coordinate repairs among all parties involved while closely monitoring the progress. Our aim is to ensure swift and satisfactory resolution of any problems.

3.Establishing a Good Relationship with Tenants:

UPM adopts a win-win strategy when managing relationships with tenants, encouraging them to take care of the property. When tenants submit maintenance requests, UPM will respond within 24 hours on business days and arrange for the professional evaluation of repair responsibilities and costs, as well as schedule the repairs.

If tenants fail to pay rent on time, UPM will remind them to avoid late fees. If the tenant still does not pay, we will collect the necessary information and proceed with the appropriate actions.

UPM provides monthly account statements and net rent receivable to property owners. Additionally, we prepare annual account statements and tax documents (Form 1099) for the owners.

UPM will provide notice to tenants in advance before the lease expiration and coordinate lease extensions. If the tenant moves out, we will inspect the property condition and arrange necessary repairs to minimize vacancy time and relist the property.

UPM can handle all property management needs for overseas owners. Our main service areas are the Greater Houston area and Austin.

Our current fee is 8% of the rent. However, if the calculated 8% of the rent is less than $100, our property management fee will be a minimum charge of $100.

The first month’s rent is the commission for the listing and the teannt’s agent.
